Energy Performance Certificates (EPCs)
New legislation concerning the selling of residential property in England and Wales requires that a Home Information Pack is incorporated into the sale. This is to allow buyers to make an informed decision based on a range of criteria regarding the property. One such criteria is the energy efficiency of the home with suggestions on how to improve fuel efficiency and reduce carbon emissions.
These Energy Performance Certificates form an integral part of the Home Information Pack and with the current rises in fuel bills, the energy efficiency of a home can significantly influence a buyer’s decision.
Stockport HIPs carry out energy efficiency evaluations and provide Energy Performance Certificates as a part of the Home Information Pack, a service available to any residential property seller.
After the introduction of the Home Information Pack for residential property, the next level of governmental legislation is being phased in with regards to all commercial buildings and enterprises, defined as places of work or non-dwelling.
Landlords and property managers are responsible for commissioning Energy Performance Certificates and a commercial EPC is valid for ten years unless there are significant changes to the structure of the property within that time. Stockport HIPs have the necessary technical knowledge and tools to conduct energy performance examinations and produce EPC’s and DEC’s for any new and existing commercial property. From data gathering to on-site inspection, we will carry out the necessary SBEM technology calculation in order to produce the Energy Performance Certificate valid for the commercial property in question.
